How much does a transportable home cost in NZ?

There is no single fixed price for a transportable home, as the total cost depends on your specific site and the services connections.

Each building price is listed on our site, and Modspace will estimate your total project individually, so you can understand the full budget upfront.

Buyers should allow for site-related costs such as delivery, foundations, decking, and service connections, which are commonly an additional 50% – 80% of the cost of the building, depending on location and site conditions.

How much does it cost to move a transportable house?

Transport costs are calculated for each project based on distance, site access, delivery route and any crane requirements.

Rather than using a flat rate, our team at Modspace includes realistic transport costs in your overall proposal so you can budget accurately from the start and won’t deal with hidden fees and surprise extra costs.

Do transportable homes need building consent in NZ?

In most cases, yes. Transportable homes used as permanent dwellings or connected to services generally require building consent. There is now an option to use a building consent exemption, if the home is a secondary dwelling. 

Modspace homes are designed and built to meet the New Zealand Building Code, and the team can guide you through the consent process with your local council, and even submit the application on your behalf.

Do tiny homes need consent in NZ?

In most situations, yes.

If a tiny home is lived in long-term, connected to services, or fixed in place, it requires building consent or the new exemption, and must meet the New Zealand Building Code.

Because consent rules depend on use and location, Modspace recommends confirming requirements with our team and your local council.
