Consultation

We begin by understanding your school’s requirements, budget, and other key details such as building location, and service locations.

Step 02

Design & Consents

Our qualified designers draft plans and submit them for council consent. Every design is tailored to be practical and MOE-compliant.

Step 03

Factory Build

Your building is manufactured in our Modspace® factory, with our Quality Assurance (QA) checks and inspections taking place throughout the build.

Step 04

Site Preparation & Delivery

Once the site is prepared and foundations are installed, the completed Learning Support Office is delivered onto the foundations. The process is efficient with minimal disruption to school operations.

Step 05

Completion & Handover

The final site work is completed, and you receive the Code of Compliance Certificate (CCC), allowing your school to being using your new Learning Support Office.

Modspace® Buildings are modular and transportable. We manufacture these in a factory where we can build out of the weather and much more efficiently than traditional on-site construction. Once the building is completed in the factory, we bring it to site on the back of a truck, and lift it into place. Simple really!

Our homes, offices and commercial spaces are very similar to traditional builds in that we use traditional timber framing in our floor, walls and roof.

Timber is a reliable, tried and true building method that remains the standard for residential construction. We use timber sourced from FSC-certified sustainable forests right here in New Zealand.

Building with timber is a versatile and durable choice. It offers flexibility in layout, unlike prefabricated insulated panels that have bracing limitations. It is a material that is also easy to maintain, repair, and alter if needed. This makes it a solid and long-lasting foundation for your Modspace building.

Services & Compliance

Yes you can. Our floor plans are adaptable and some colours are able to be changed.

Things to note: We run a very slick factory operation which means we can build our homes efficiently. If we have too many customisations or variations between our buildings, this can slow us down and add cost to the project. We are happy to work through your requirements and figure out the best way to achieve your wants and needs.

From when we cut the first piece of timber, to having your home ready for delivery, takes 3-5 weeks!

If you are wanting multiple homes or buildings, we can manufacture units simultaneously using our Production Line assembly.

Other things to consider are factory lead-times, design, and consenting. These things can vary depending on what projects we are working on however a rule of thumb would be 8 – 12 weeks from Contract Signing to delivery. We are flexible and can often fit jobs in if they are urgent.

We may also have stock buildings available, so please enquire about this.

Installation & Logistics

We obtain the necessary Building Consents in our factory for the Modspace® home. Having this gives you the assurance and proof that our buildings are built to the New Zealand Building Code and will last for 50+ Years.

You may need ‘Site’ consents for your project, which we are happy to advise on if you reach out to us.

We’ve designed our buildings to be very quick to connect to Site services.

We have a caravan plug connection available for electricity to plug-and-play. Our water connection is a simple 20mm fitting (just like a hose tap). And wastewater drains are penetrated through the floor ready for a drainlayer to connect up on site.

Utilities can be connected in a very short space of time.

Over and above the price of the home itself, you will need to make an allowance for Transport and Foundations. If you reach out to us, we can advise some ballpark pricing for these works. Every site is different, has different rules and also can have specific transport requirements.

Good news, we deliver Modspace® Homes all over the North Island. We’ve designed our homes to dimensions that are easy to transport , therefore sending homes all over the North Island is no drama.

For larger projects (multiple units) we will consider shipping to the South Island.
